Church Path

A charming grade 2 star property in the heart of Petersfield. Originally one dwelling, turned into two and now reverted to a single property. Engineering Architecture proposed a strategy for remodelling the ground floor to move the kitchen, create a dining room and upgrade two bathrooms along with the heating and hot water for the house. The insertion of new double glazed French door to the rear has proved particularly successful along with the amazing bespoke kitchen crafted by a local joinery company.

Park House

Park House is a beautiful historical property in the idyllic village of Hambledon. Engineeering Architecture were commissioned to investigate the structure and age of the house whilst preparing a feasibility for remodelling the rear addition to this grade 2 listed house. The structure proved fascinating hiding the original timber frame behind a later brick façade, with clues provided by key exposed timbers in some rooms and old photos from the client’s parents – the previous owners.

Ash Barn

A delightful location and a lovely old property in need of refurbishment and updating. The property is within the curtilage of a Grade 2 listed manor house and as such required listed building consent along with planning permission.

URC

This redundant church in Southsea was struggling to sell. Engineering Architecture approached the church and suggested obtaining planning permission to improve saleability. Planning permission was successfully achieved and the building duly converted.

Oakden

A stunning new build house to replace a tired sixties bungalow. Built to specification for a local GP. The form of the house was partly led by historic covenants on the site which restricted the build dimensions and also the client desire to maximise views out to the natural surroundings. 

The original bungalow had been built in an old sand quarry in an attractive part of Petersfield. Whilst the site offered plenty of potential the bungalow was past its sell by date!

Chimney Cottage

A local developer was able to purchase an older property on Pulens Lane, with a large garden to the rear and side. Planning permission was achieved to extend and update the existing property along with creating a new dwelling in the garden.

The new dwelling is a four bedroomed house that addresses all the main living space to the rear where there is a courtyard and small garden. On two sides of the garden are a covered walkway which in turns gives on to the kitchen diner and the living room. This design maximises the use of outdoors in all weathers.

 

Hunters Moon

A picture postcard thatched cottage located in a hamlet near Romsey. The kitchen had become dated and the cottage suffered from a lack of utility space and dining area. A rear extension and side extension were proposed. The rear extension is oak framed with a rolled lead roof and the side extension is more traditional brick, again with a rolled lead roof. The existing kitchen was enlarged internally and a bespoke new kitchen designed and installed. The rear extension is open plan to the existing kitchen and is home to the family dining area, also creating a much needed link to the gardens.

Bepton

A client who had been considering a knock down and rebuild came to us for a second opinion. We suggested a more cost effective extension and refurbishment, retaining the good in the original house and correcting its faults.

The proposal was to add two wings to the house and extend the whole of the rear along with major opening up work internally to create large family spaces. The design achieved great connection with the rear garden and is in keeping with the traditional style of the house.
